In order to offset cost/time needed to address each issue, on behalf of the tenant; the following is an example of charges/fees that have been established:

  • Exit, Cleaning/Repairs, Make Ready: Fee: 10%
    The fee would be charged when GRGP has to make additional arrangement(s) to coordinate and provide: Carpet Cleaning, Lawn Service, Maid Service, and Repairs (tenant negligence); but not limited to.
    Receipts are kept for incurred costs; 10% fee is assessed from the aggregate.
  • Keys, Failure to Return: Fee: $75 + Locksmith Fees (Hardware/Service)
    The fee is charged when the tenant(s) fail to turn-over possession of the property back to GRGP (on behalf of owners); tenant(s) can be charged additional rent, per lease.
  • Keys, Lost: Fee: $25
    The fee is charged when the tenant(s) loses a key and requires a new key to be made from the master set.
  • Keys, Re-Key: Fee: $75 + Locksmith Fees (Hardware/Service)
    The fee is charged when the tenant(s) experience a change in legal occupancy resulting from divorce/separation; requiring lease and keys to be changed.
  • Legal, “Notice to Vacate” – Eviction Posting: Fee: $100
    The fee is charged when rent is late and eviction process has been initiated.
    This fee is assessed to the tenant, in addition to, late charges.  A notice to vacate will be posted on the front door and the fee charged to the tenants account
  • Legal, HOA and Lease Violation(s): Fee: $25 + HOA Fine(s) and/or GRGP Fine(s)
    The fee is charged anytime GRGP/homeowner/tenant receives a letter for code/rule enforcement from the Homeowner’s Association (HOA) and/or the tenant(s) has/have violated a condition(s) of the lease agreement.
    GRGP Fines: HVAC/AC Filters (monthly), unauthorized pet(s), unauthorized trampolines (insurance violations), etc.
    HOA Fines: Lawn Mowed/Edged (tenant), garbage/recycle containers left insight from street on non-pickup days, boats/trailers parked on street/driveway.
  • Legal, Court Filing: Fee: $100
    The fee is charged when a tenant has received a “Notice to Vacate” and fails to bring their account current, an Eviction Suit must be filed in Court.
    This fee covers cost of preparing the necessary paperwork and time to physically file.  This charge is in addition to any additional costs associated with the eviction, including, but not limited to, attorney fees and costs charged by the courts.
  • Legal, Court Appearance: Fee: $100
    The fee is charged in the event a trial is scheduled due to the tenant’s failure to resolve any issues surrounding the “Notice to Vacant”.
    This fee covers cost associated with the eviction, including, but not limited to, attorney fees and costs charged by the courts.
  • Letter, Certified: Fee: $25
    The fee will be charged for each adverse occasion the tenant is sent a certified letter of notice for reason.
  • Maintenance, After Hours: Fee: $65
    The fee is charged when tenant requires a visit, after-hours, for routine maintenance that could have been addressed during business hours.
    We understand contractors/tenants/staff have work/life balance and ask that arrangements be made to accommodate business hours; otherwise, we have to assess a convenience fee to offset contractor time.
  • Payment(s), Stop; Fee: $50
    The fee is charged when a tenant does not receive a check from GRGP for any reason as a result of tenant fault.
    Example: Wrong Forwarding Address; this requires a stop payment order, re-issuance of an additional bank draft, and bank fees.
  • Payment(s), Check (Re-Issue); Fee: $25
    The fee is charged to a tenant(s) when, through the fault of the tenant(s) a check/draft is lost and GRGP must re-issue a replacement check/draft to the tenant(s).
    NOTE: Stop Payment Fee and Check (Re-Issue) Fee will be deducted from the original payment amount.
  • Utilities, Failure to Maintain: Fee: $150 + Utilities Reconnect Fees + Damages (if any)
    The fee is charged when tenant(s) disconnect utilities prior to the move-out-inspection being completed.
    Failure to maintain utilities requires: utilities reconnected, inspector(s) rescheduled, with potential damage (Security/Winter), and delays any repairs.
  • Utilities, Transfer or Connect: Fee: $75 + Prorated Utilities Charges
    The fee is charged when a tenant fails to establish an account (in tenant’s name) with the utilities company upon taking possession of the property.
