What are the Rental Requirements / Qualifications?


Each rental has a basic set of Requirements and/or Qualifications established by our Property Management Guidelines/Policies.  Additionally, each home also has a subset of Requirements and/or Qualifications established by the Property Owner.  Both sets combine to establish the homes overall Requirements and Qualifications.  In cases where policies overlap, the more restrictive polic(y/ies) supersede.


Rental Application Basic Qualifications/Requirements/Restrictions are:

  • Minimum Income/Rent: > 3x
  • Minimum Income/Obligations: > 2x
  • Property Capacity: Master Bedroom (Primary + Secondary Applicant) + Additional Bedrooms for Dependents (<= 2 per room).
    Ex. 3 Bedroom (Master + 2 Bedrooms): Master: Single/Double Guardian/Parent(s) (1-2) + 2 Bedrooms: 1-4 Dependent(s).
    NOTE: Applicant(s) must be able to enter into a valid legal contract/lease.
  • Parking Capacity: Single Car Garage (1), Double Car Garage (2), or Triple Car Garage (3), + Driveway Allowance.
    NOTE: Driveway parking must NOT breach sidewalk or cause safety issues.


Ad-Hoc Allowances:
Determined by Property Owner

  • Pet(s) – Size and Limit ranges from None to Small with a few exceptions; based on per home, per pet.
    Ex. Deposit ($250, non-refundable) and an additional minimal monthly fee ($10).
  • Terms: Mth to Mth, 1 Year, 2 Years


Rental Application Disqualification(s): 

  • Bad Credit Report
  • Bankruptcies within 120 months
  • Criminal Report
  • Evictions


Disqualifications may be due to 1 or more items (but not limited to).  All items are subject to change and are for illustrative purposes only.
HOA Guidelines/Rules Supersede, with Colorado/Federal Law Superseding HOA.
